So after much mind twisting i finally figured out that i had to place a powder keg at the sw corner in the gem room for him to not get close enough, i pressed space a couple times to check if he would stay in place, he was walking 3 tiles in a different pattern, but always visible to me, i used 17 ...

This one is a tricky one, the way i looted it and killing all the zombies was: I used an invisibility potion rank 2 just before looting the gems, after that i ran away and killed them all one by one with my bow
