OK, I just started Book-3 so this may have been answered but a search did not fine this exact question.

HOW do I get into the Seawarden's Guild

There are two things you need to do (both the same thing, in different places).

[+] SPOILER

There is a well directly south of the geo-marker, and one south-west of the guild itself. Using both of these (both, not either), will open the guild.

Look around the area.

interact with the things you find.
